The Highland Residential brand was developed in 2016, operating as part of Albyn Enterprises Ltd. Highland Residential and the services provided as part of it showed quick success, so much so that in 2017 we established and transferred business activities to Highland Residential (Inverness) Ltd, to operate as a separate business. Our award wining Mid-Market rent scheme, Estate Agency and Factoring services have been rapidly growing and as a result we have happily expanded our team.
So far in 2018 we have recruited the new roles of; Marketing and Communications Coordinator, Sales Assistant and in response to our rapidly expanding mid-market and private rent portfolio we are currently recruiting a second Property Management Assistant.
I am delighted that we have also appointed our first Modern Apprentice with the employment of our Factoring Admin Assistant. This is a modern apprenticeship providing much needed business administration support to the factoring team. The apprenticeship allows “on the job” skills, training and experience. Formal training is being delivered by the Virtual Learning Academy, providing a Level 3 SVQ in Business Administration upon successful completion of the modern apprenticeship programme.

I am delighted to announce that Highland Residential has been named as one of 3 finalists shortlisted for Residential Sales Team of the Year at this year’s Herald Property Awards taking place late September.
Our application to the category was made on the back of all the hard work and fantastic results achieved in our first year of trading as an official estate agent and more importantly our innovative approach to a very established, highly competitive and somewhat volatile market place.
This business was developed from insights gleaned from our involvement in the affordable/shared equity housing market. Many people on a low income, who had been fortunate enough to secure their own home, were often finding that they were stuck, unable to move on when their home was no longer suitable for their needs or requiring to relocate for other economic reasons. It was evident that the offering from traditional property solicitors and the then established ‘high street’ estate agents were not catering for this market.
We launched the Highland Residential estate agency service just over 1 year ago, offering a tailored service to this market. Making moving home affordable, as well as having a positive impact on the wider housing market by freeing up affordable homes for first time buyers; critical to the general housing market.
The results have far exceeded our expectation; in the year April 2017 to March 2018 market stats from Rightmove show that Highland Residential achieved a 5% market share, based on sales agreed statistics, we outperformed the local competition with regard to the average number of property on-line views for listed properties per day and more importantly, due to the dedication and professionalism of Highland Residential Property Manager, Louise Cook and her team, Highland Residential sold properties faster than any other Highland based estate agent. Fantastic results, whatever the outcome of the awards in September! We have our fingers crossed.

Congratulations to business development manager Sam Cribb who has picked up a prestigious award for her work in developing affordable tenancy options in the Highlands.
Winner of the Social Entrepreneur of the Year category at the Herald Society Awards, the award recognises entrepreneurial individuals who have set up and run a business driven by social aims and objectives.
Sam topped the nominees list for her work in leading the transformation of Albyn Housing Society’s factoring business as well as her development of AEL’s trading brand, Highland Residential.
Set up in 2015, Highland Residential leases properties under the new mid-market rent affordable homes model, which evidence shows supports longer, better and more sustainable tenancies. Highland Residential also works with private landlords, driving an increase in affordable private rental properties across the Highlands.
Speaking of her award win, Sam said: “For me, the experience of growing and developing AEL and the Highland Residential brand has given me a much greater understanding of how commercial awareness partnered with social purpose can deliver excellent results for both the business and the wider community.
“It’s a real honour to be named Social Entrepreneur of the Year and to fly the flag for Albyn and its pioneering work to provide quality, affordable housing options in sustainable communities across the Highlands. This award has certainly been a team effort so I’d like to thank everyone for their hard work and commitment these past few years.”
