Highland Residential provides a wide variety of factoring services to homeowners and residents. Factoring refers to anything whereby you pay a service charge for communal area up-keep or maintenance.

As your appointed factor, we will work closely with you to ensure that you and all other property owners have an accurate picture of the services available on the development and a clear idea of the annual service charge budget. We will be responsible for delivering services designed to keep the common parts of estates or buildings in good condition.

Highland Residential Factoring can include services such as cleaning, gardening and the maintenance of common areas. The services provided will depend on the type of property you live in and its surrounding environment, and whether it is a flat or a house.

Your service charge is the money you pay towards the day-to-day running costs of your development. Every resident pays a service charge and the money is used to cover items such as maintenance, repairs, gardening and communal facilities.

How to pay
Highland Residential will advise you annually, in writing, of your new monthly charge for the core services you receive for the following year (effective 1 April). In the majority of cases this charge will be for things that will happen in the coming year (for example, open space maintenance where Highland Residential has tendered costs). Full details of costs incurred and charges will be detailed in your account statement (sent twice a year).

Selling or Moving
Owners are asked to notify Highland Residential at least one month prior to moving out of their homes to allow final accounts to be calculated, including the refund of any charges paid in advance. Where notification is received less than three weeks prior to moving, a charge for the extra administration will be made and added to the final bill. Where information is requested less than five working days prior to the settlement date, this charge will increase. Please contact us directly for more information.
